Meeting Summary
The August 10 Planning Commission worked through a slate of public hearings on west-side projects and citywide development-code cleanups. Commissioners considered Conner Atkin's conditional use request for a 70-foot flagpole at the Tagg-N-Go car wash at 3482 West 1940 North, a height well above what is allowed by right. They also took up Jason Boal's request to amend Table 05-030-B of the Development Code to allow limited drive-through facilities in the Neighborhood Commercial zoning district, a change that, if forwarded to Council, would affect future approvals across the city's smaller commercial nodes. The largest item on the agenda by acreage was DR Horton's request for review of the Skye Area Plan Second Amendment, which would add 883 acres and 300 residential units to the area plan located at approximately SR-92 and Center Street. Area plan amendments of this scale shape long-range buildout patterns and infrastructure planning on the west side, and the Commission's recommendation feeds into the City Council's final decision. The Commission also reviewed a Lehi City-initiated amendment to Development Code Chapter 26, Accessory Uses, lowering the minimum lot size for detached accessory dwelling units from one-half acre to one-third acre. The change would expand the number of single-family lots eligible for a backyard ADU and has been part of an ongoing local response to housing supply pressures and state legislation encouraging ADUs. Vote tallies on each item and the specifics of any conditions are not captured in publicly indexed coverage; the official agenda packet and meeting video linked above remain the authoritative record. Items recommended for approval would have advanced to City Council later in August or in early September.
